Position Overview

We are looking for an experienced Assistant / Deputy Manager – Legal (Litigation) to manage and coordinate litigation and dispute-related matters arising from the company's real estate projects, land acquisitions, approvals, customer transactions, contractors, vendors and regulatory matters.

The candidate will be responsible for handling legal notices, court cases, disputes and regulatory proceedings, coordinating with external advocates and government authorities, preparing case-related documentation, tracking litigation matters and providing timely legal support to internal business teams.

The ideal candidate should have strong hands-on experience in real estate litigation, civil disputes, property/land matters, RERA, consumer disputes and contractual matters.

Key Responsibilities

1. Real Estate Litigation

• Handle and coordinate litigation matters relating to the company's real estate projects and properties.

• Manage disputes relating to land ownership, title, possession, development rights and property transactions.

• Coordinate with external advocates for drafting, filing and representation in legal proceedings.

• Review pleadings, petitions, written statements, affidavits, applications, replies and other legal documents.

• Maintain an updated database and tracker of all ongoing litigation matters.

• Monitor case status, hearing dates, deadlines and next actions.

• Ensure timely follow-up with advocates and internal stakeholders.

2. Land & Property Disputes

• Handle legal disputes relating to land acquisition and real estate properties.

• Assist in matters involving title disputes, possession issues, encroachments, boundary disputes and ownership claims.

• Review relevant title documents and transaction records in connection with disputes.

• Coordinate with legal counsel, surveyors, consultants and relevant authorities where required.

• Support the management in assessing litigation risks associated with properties and projects.

3. RERA & Customer Disputes

• Handle and coordinate matters arising under RERA and other applicable real estate regulations.

• Manage customer complaints, legal notices and disputes relating to possession, delay, agreements, cancellations, refunds, defects and other project-related matters.

• Coordinate with advocates for representation before RERA authorities and appellate forums.

• Review customer agreements and correspondence relevant to disputes.

• Work with Sales, CRM and Projects teams to resolve customer-related legal issues.

4. Consumer & Civil Matters

• Handle consumer complaints and proceedings relating to real estate projects.

• Coordinate matters before consumer forums/commissions and other relevant authorities.

• Assist in civil litigation involving property, contractual and commercial disputes.

• Prepare case summaries, factual briefs and documentation for external counsel.

• Track legal notices, summons, orders and directions received by the company.

5. Contractor & Vendor Disputes

• Handle disputes with contractors, consultants, vendors and other project stakeholders.

• Review contractual obligations and identify potential breaches and liabilities.

• Assist in dispute resolution, negotiation and settlement discussions.

• Coordinate with Projects, Procurement, Finance and Management teams to gather relevant facts and documents.

• Support external counsel in arbitration, civil proceedings or other dispute-resolution mechanisms, wherever applicable.

6. Regulatory & Government Matters

• Coordinate litigation and legal matters involving government and regulatory authorities.

• Handle notices and proceedings from relevant government departments and local authorities.

• Coordinate with internal liaisoning and project teams regarding approval-related disputes.

• Track regulatory notices, compliance issues and legal proceedings affecting projects.

• Provide timely updates to management on material regulatory and litigation risks.

7. Legal Notices & Documentation

• Draft and review responses to legal notices, claims and complaints.

• Prepare notices, replies, affidavits and other litigation-related correspondence.

• Review agreements, correspondence, project documents and other records in relation to disputes.

• Maintain proper documentation and evidence for each litigation matter.

• Ensure all litigation records are securely maintained and readily accessible.

8. Advocate & Counsel Management

• Appoint and coordinate with external advocates and law firms.

• Brief advocates with relevant facts, documents and case history.

• Monitor advocate performance, case progress and deliverables.

• Obtain regular updates on hearing outcomes, orders and next steps.

• Review legal opinions and recommendations received from external counsel.

• Coordinate payment, billing and documentation related to external legal counsel.

9. Internal Stakeholder Coordination

• Work closely with Projects, Land Acquisition, Sales, CRM, Finance, Contracts, Procurement and Management teams.

• Obtain relevant documents and factual information required for litigation.

• Provide practical legal guidance to business teams on dispute-related matters.

• Escalate critical legal risks and time-sensitive matters to senior management.

• Assist in developing strategies for dispute resolution and settlement.

10. Litigation Reporting & Risk Management

• Maintain a comprehensive litigation tracker covering:

• Case number

• Court/forum

• Parties involved

• Nature of dispute

• Claim/value involved

• Current status

• Next hearing date

• Advocate handling the matter

• Key legal risks

• Action required

• Prepare periodic litigation reports for management.

• Identify recurring legal issues and recommend preventive measures.

• Support management in reducing litigation exposure and resolving disputes efficiently.
