This position requires assisting a public sector client with the day-to-day management, contract administration, and technical oversight of an upcoming municipal facility modernization project in Camarillo, CA. The candidate will act as the principal field representative and must be willing to travel or stay near the project location to fulfill the onsite schedule.
Key Requirements:
Duration: 5 months contract
Location: Onsite presence for 5 days a week in Camarillo, CA.
Experience: 5 to 10 years of construction management experience, specifically within the public sector on municipal projects.
Project Specialty (Highly Preferred): Direct experience managing commercial HVAC modernizations, plant overhauls, or complex mechanical/electrical/plumbing (MEP) infrastructure projects.
Key Responsibilities:
Operate in parallel and close coordination with the Client’s Project Manager to assist in day-to-day project management and delivery.
Oversee the initial RFP process and assist the Client’s Project Manager with tendering RFPs.
Solicit technical input from the Owner’s Engineer and offer objective opinions on the merit of RFP responses.
Act as the primary conduit between the Design-build team, Engineer of Record (EOR), Facilities, and other stakeholders to log, track, and route all project correspondence.
Coordinate and process Contractor Requests for Information (RFIs), material and equipment submittals.
Screen all submittals for completeness and specification compliance before forwarding them to the EOR for formal design approval.
Identify project variations, review changed field conditions and evaluate contractor change order requests.
Conduct cost and scope negotiations with contractors on behalf of the client to mitigate change orders and control budget creep.
Perform detailed reviews of monthly contractor payment applications and conduct onsite verification of physical progress.
Render formal opinions to the Client's Project Manager to validate reported percent-complete figures against the approved schedule of values.
Validate project scope, construction schedules, temporary HVAC provisions, site access plans, and safety protocols before work begins.
Coordinate the daily co-existence of the building occupants and the active construction team to minimize operational disruption.
Engage directly with all contractors and subcontractors to help mitigate field conflicts and implement proper construction phasing.
Review contractor daily reports and monitor key field activities to ensure alignment with City Standards and Codes.
Administer weekly meetings with project stakeholders, track action items, and maintain open communication channels.
Coordinate and facilitate final project close-out duties, including conducting initial punch-list walks and compiling deficiencies with the design-build team.
Oversee system start-up and functional testing in collaboration with the designated specialized commissioning division.
Manage the administrative collection of close-out documents, ensuring all operations and maintenance (O&M) manuals, warranties, and training logs are packaged for the internal team's final execution.
Salary range: $145K - $160K, depending on the experience.
