Shaping the future of real estate for a better world

At JLL, we see a Brighter Way forward for our clients, our people, our planet, and our communities. With over 200 years of real estate experience, we are, and always have been, in continual pursuit of brighter ways of working.

We bring to life a Brighter Way in all that we do by seeking better, smarter, more innovative ways of working. We approach our work in a warmer, more optimistic, and inclusive way.

JLL is a global leader in helping clients envision where people will live, work, play, shop, and eat.

What this opportunity involves:

As a Senior Property Manager within JLL's Property & Asset Management team, you'll take the lead on a diverse portfolio spanning Commercial and Industrial assets, working closely with multiple owners across local and national accounts. This is a senior role that goes beyond day-to-day property management — you'll be a true leader within the asset management function, collaborating with Engineering, Operations Solutions and Client Accounting teams to deliver outstanding outcomes for clients.

You'll oversee business plans, budgets, forecasts, retail lease compliance, debt management and stakeholder reporting, all while mentoring and guiding the broader property management team. At JLL, we are collectively shaping a brighter way — for our clients, ourselves and our fellow employees — and in this role, you'll be instrumental in bringing that purpose to life through commercial leadership, sound judgement and a genuine commitment to adding value across every asset you manage.

An overview of the role:

• Act as the primary point of contact for landlords and tenants, proactively managing obligations under lease terms and ownership agreements
• Prepare and distribute regular property and portfolio reports, including recommendations on property management issues and performance trends
• Lead the preparation of annual budgets, outgoings audits, and financial forecasts that align with client and national account requirements
• Manage critical lease dates and tenure activity, delivering innovative and commercially sound leasing solutions
• Oversee property inspections, following up on identified repairs and ensuring timely resolution
• Ensure compliance with relevant WHS legislation, insurance requirements and risk management protocols
• Identify and pursue opportunities for business growth within existing client relationships and across the broader portfolio
• Coach, develop and provide regular feedback to team members, fostering a collaborative and high-performing culture
• Liaise with legal and valuation stakeholders to support documentation, dispute resolution and landlord valuation processes

Sounds like you? This is what we are looking for:

• Tertiary qualification in a property-related field
• Minimum of 7 years' experience in a similar property management role
• Current Land Sales Representative licence
• Current driver's licence
• Strong working knowledge of lease administration, retail lease compliance and commercial property legislation
• Demonstrated experience preparing budgets, forecasts and financial reports
• Proven ability to lead, coach and develop a team
• Experience managing both Commercial and Industrial asset portfolios, and familiarity with national client account structures, is highly regarded
• A collaborative, solutions-focused mindset that thrives in a team environment — because we believe the most effective teams are built when everyone is empowered to thrive

Benefits:

• Great employee discounts off fitness, wellbeing & other renowned brands
• 18 weeks paid maternity leave
• Private Health Insurance Discounts
• Active Social Club
• Employee assistant program
• Novated Lease for EV cars
• Paid time off for volunteer work
• Career Opportunities with Australia's #1 Commercial Real Estate firm
• Premium offices
