Project Manager / Quality Assurance – Fire Protection System Upgrade
About the role
Peregrine Solutions is hiring an on-site Project Manager / Quality Assurance lead for a full fire alarm and life safety system replacement in an occupied, high-rise federal office building in Bethesda, MD. You will be the owner’s eyes on site. You will hold the installing contractor to the approved design, specifications and code, from mobilization through final acceptance and closeout.
Key responsibilities
- Serve as the day-to-day on-site lead and report to the Contracting Officer's Representative (COR) and Project Manager.
- Review contractor submittals, shop drawings, calculations and test procedures for completeness and compliance before approval.
- Track RFIs, submittals and deficiencies to closure.
- Inspect installation against the approved drawings and specifications. Produce daily reports and written site-visit compliance reports.
- Act as Fire Prevention Program Manager during construction (NFPA 241): inspect all work areas daily, enforce hot-work, housekeeping and fire-watch rules, and report findings and corrective actions to the COR each day.
- Manage fire protection impairments so coverage stays in place 24/7. Review impairment plans and schedule outages with the COR at least 14 days ahead.
- Coordinate, witness and inspect mockups, preliminary testing and final acceptance testing with the owner’s Regional Fire Protection Engineer.
- Oversee the switchover from the legacy system to the new one, and legacy demolition only after commissioning.
- Coordinate and witness third-party firestop inspection hold points and ERCES radio coverage testing with the fire department.
- Manage closeout: redline and final as-built drawings, O&M manuals, recorded training, spare parts inventory and warranty start.
- Coordinate night work, escorts, outages and occupant notices with building management and tenant facilities staff.
- Enforce document security (CUI/NDA) and site safety (OSHA 29 CFR 1926).
