The VP leads a structured sales organisation of five Heads of Sales, each managing five Sales Managers. KEY RESPONSIBILITIES
- Sales Strategy and Planning

- Define the go-to-market approach for each project launch, including phasing, inventory release, pricing strategy and channel mix.
- Prepare the sales budget, headcount plan and commission structure for CEO approval.
- Revenue Delivery and Performance Management
- Own company-wide sales results and deliver agreed revenue, unit and collection targets.
- Hold Heads of Sales accountable for their team targets through weekly pipeline reviews, monthly performance reviews and clear action plans.
- Monitor conversion rates, sales velocity, cancellations and collections, and take corrective action where performance falls short.
- Approve discounts, payment plan variations and special deal terms within the delegation of authority, and escalate exceptions to the CEO.
- Pricing, Inventory and Product Input
- Work with the CEO, Finance and Development teams on pricing, payment plans and inventory release to maximise value and sales velocity.
- Provide market and buyer feedback on unit mix, layouts, specifications and amenities for upcoming projects.
- Track competitor launches, pricing and incentives, and recommend responses.
- Sales Channels and Key Clients
- Build and manage AHS's channels, including direct sales, the broker and agency network, VIP and private clients, and corporate or bulk buyers.
- Approve broker partnerships, commission structures and channel policies in coordination with Finance and Legal.
- Personally lead negotiations with ultra-high-net-worth clients, VIP buyers and high-value or multi-unit transactions.
